Insurance jobs are the trap — and the wrong way round from what most firms assume

Where the insurer has paid out to put the damage right, the restoration work earns no ROT at all. Not on the excess either. That is the industry's most common mistaken assumption: the excess is the customer's own money, so it feels deductible — but Skatteverket blocks the whole job, not just the reimbursed share. Two exceptions: if the insurer expressly covers only the materials, the labour does qualify, and additional work the customer orders beyond the restoration qualifies if it is invoiced separately. Do materials qualify for ROT?

No. Pipe, taps, waterproofing and tile are entirely the customer's cost. ROT is 30 per cent of the labour cost including VAT, and on a bathroom the materials are often the larger of the two.

How far does ROT stretch on a bathroom renovation?

At most 50 000 kronor per person per year, inside the shared ceiling of 75 000 that it shares with RUT. At 30 per cent on the labour that means full deduction up to roughly 166 000 kronor of labour. Above that, a second person in the household is the whole difference.

Does ROT apply if the insurer pays?

No — and this is worth reading twice. Where the insurer pays out for the damage, the entire restoration earns zero ROT, the excess included. That the excess is the customer's own money makes no difference; the block is on the work, not on who paid. The exceptions are that if the insurer expressly reimburses only materials the labour qualifies, and that additional work the customer orders beyond the restoration qualifies if it goes on a separate invoice.

Is it still 50 per cent?

No. The temporary level ran 12 May–31 December 2025. Since 1 January 2026 ROT is 30 per cent of the labour cost again, and that is the rate the customer sees in the booking.

Does the customer have to own the home?

Yes, with two conditions that often get conflated. The customer must own the home AND live in it themselves — a landlord ordering a renovation in a flat they let out gets nothing, despite owning it. A customer living in a rental has no ROT at all, but RUT still applies, because RUT requires no ownership. The five-year rule touches only conversions and extensions, not repairs.
